What Atrio is
Atrio is software that runs the day-to-day operations of residential buildings. Its center is a single work-order desk that handles all three kinds of maintenance work: reactive repairs, renovation projects, and preventative programs. Every job, whatever its origin, moves through one lifecycle in front of one team.
Communication is anchored to the work. When a tenant emails, the message becomes a triaged work order on arrival, and what follows is recorded against that order. Atrio also keeps an entity memory: a durable record of facts and commitments anchored to each building, unit, and tenant, so knowledge survives staff changes and busy weeks.
The operating rule throughout is that AI proposes and humans confirm. AI drafts the triage, the reply, and the record; a named person confirms before work advances a stage, a message reaches a tenant, or a bill is posted.
Who builds Atrio
Atrio is built in Edmonton, Alberta, Canada, by a team that runs residential buildings themselves. A portfolio of roughly 60 residential buildings runs on Atrio in production. The software is internal-first: it is proven by operating a real portfolio rather than sold as a trial.
Does Atrio replace Yardi?
No. Atrio works alongside Yardi in a deliberate parallel-run. Accounting and the books stay in Yardi; operations run in Atrio; and the two are reconciled to the penny. A property manager adopting Atrio keeps their books exactly where they are.
